In May 2021, the editorial team of Immobilien Zeitung approached the management of RentePlusImmobilie with the suggestion that they would like to take a closer look at the topic of real estate annuities as a strongly future-oriented market in Germany. As the only independent market participant, RentePlusImmobilie is the perfect discussion partner to get a fully comprehensive picture of the individual real estate annuity models, but also to have a sparring partner for the presentation of the market, its market participants and future prospects. The founder of RentePlusImmobilie, lawyer Janine Hardi, is happy to agree to an interview.

"There are probably around 20 providers of pension models in Germany at the moment, but there are more and more. The market is literally flooded," explains lawyer Janine Hardi. She is the managing director of RentePlusImmobilie, which claims to be the largest independent information portal on property pensions, partial sales and similar models in terms of the number of page views. Not all variants require the entire property to be sold and the proceeds can be paid in full or in part as a lump sum instead of as a pension, depending on the model."

“According to lawyer Hardi, such (pension) advice should only be provided by brokers with solid specialist knowledge in this field. “Property pension is a complicated matter that cannot be learned casually.” This is all the more important as the property pension sector in Germany is currently only partially regulated.”

Conclusion

The property annuity market is still in its infancy in Germany. The methodology and legal principles are as old as the German Civil Code. With the right advice from consultants with legal and real estate-specific training, a well-founded decision can be made regarding annuity that fits the respective life situation, is carried out safely and creates the added value of financial independence that can be achieved through annuity.
